Gentrification is a phenomenon that is seen in numerous cities around the world. It describes the process of more affluent populations moving into poorer neighbourhoods and changing them in a way which makes it impossible for the original residents to stay in (mainly because rent and such becomes too high for original population). It has nothing to do with Zionism or Zionists, it's speaks more about class divide and bourgeoisie.
Zionism may be using this as a tactic, but this doesn't mean that the term was coined specifically to talk about Zionism. So please don't derail the question. Besides you didn't offer an answer, only your views.
